Highgate Land and Development were instructed by Nightingale Derbyshire Limited to undertake an Independent Financial Viability Appraisal (IFVA) of their proposals for the circa 7.5 ha (18.53 acre) site in Derby City Centre, just to the north of Osmaston Road. The IFVA supported the full planning application proposals which were to provide approximately 779 dwellings for both market sale and Build to Rent (BTR), both in apartment and housing formats, along with the conversion of several listed and non-designated heritage assets.

Our IVFA updated a previous viability submission submitted to support a previous scheme, and also, the updated Planning Practice Guidance which was published in July 2018. Our advice led to a significantly reduced level of affordable housing provision on the site, and provided the developer with the evidence to negotiate a reduced level of planning contributions on the site.
