Highgate Land and Development were instructed by Eutopia homes to undertake an Independent Financial Viability Appraisal (IFVA) of their proposals for the circa 1.45 ha (3.58 acre) site in Deritend, Digbeth, Birmingham, to inform the full planning application proposals to provide 468 residential apartments; 12 town houses; a 167 bedroom hotel and flexible employment space.

We were also instructed to undertake additional market and development viability appraisal analysis of two hypothetical employment schemes on the site, to assist the client in justifying the loss of employment land as required by the Birmingham Local Plan. The IFVA is currently being negotiated and is anticipated to justify a reduced level of affordable housing provision at the site.
